Poway Unified School District is a smaller district that encompasses both Poway and San Diego cities. There are 25 primary schools here, five comprehensive high schools (along with one continuation high school), and six middle schools. Of the total number, 21 are located in the boundary of San Diego and the rest are in Poway. In the 2016-2017 school year, the district was allocated a budget of $376 million.

Most of the schools are relatively new as they were built in the early 70s. But you can still find the oldest school that was originally built in 1949. Some of the buildings were built in early 2000.

Population and Demographics

To date, the Poway Unified School District has more than 35,000 students in the 2013-2014 school year. That makes it the third largest district in the San Diego County, and the 21st largest in the whole of California. In 2015, there were almost 1,500 teachers working here.

Almost 6 in 10 of the student population here are white, followed by Asians who comprise 23% of the population and the Hispanics who represent 11% of the total. The total population of the Poway Unified School District is 195,540, with 50.8% represented by females. Since 2000, the population increase was almost 30%.

The median income between ages 45 and 64 years old is $99,948 while the income between 25 and 44 years old is $74,241.

As to educational level, more than a third has a bachelor’s degree and almost a quarter of the residents have some type of college degree.

Real Estate Market

Being a school district, the law of supply and demand pretty much dictates the prices of the homes in Poway. The median home sale price is here about $574,150. However, you would be hard-pressed to find a home in that range if you are looking today. A good broker will likely find you a home if you are on a budget but expect it to be a fixer-upper. Move-in ready homes will cost you upwards of $650,000 on average.

The average rent here is around $1,700, which is reasonable considering the prime location. Poway Unified School District is a relatively safe district as statistics show below the national average in terms of violent and property crimes. It ranks among the safest suburbs in the State of California.

Developers always gravitate toward school districts because of the ready market of buyers. Sabre Springs is an exclusive community with median home values at over $650,000 but it’s not uncommon to find properties priced at $1 million or more.  Mira Misa is another enclave with posh homes that will cost the buyer.
