The San Diego Unified School District is actually the second largest in California, next only to the Los Angeles School District. To date, there are over 200 institutions located there with about 16,000 employees. What most people may find surprising is that the district is going to celebrate its 164th founding anniversary this July 2018. That means it’s been around since 1854.

To date, there are more than 100 primary schools, 24 middle schools, 27 high schools and 25 charter schools in the area. For good measure, there are also 10 alternative schools in the district.

This is a large district, with a more than $1 billion annual budget for operations.

Demographic

Almost half of the population in the San Diego Unified School District is Hispanic (46.5%). This is followed by Caucasians (23.4%), Asians (13%), and African-Americans (10.2%). Multi-racial ethnicities comprise 5.4% while Pacific Islanders and Native Americans are less than one percent of the total student population.

More than a quarter of the students are English learners, while 6 in 10 of them are eligible for either free meals or discounted meals. There are more than 130,000 students here.

The largest population density is located in the mid-city although new developments such as Scripps Ranch and Mira Mesa to the north help decongest the heart of the district. Mira Mesa and Scripps Ranch, however, are not for everybody because the median cost of homes there is about $550,000.

Real Estate Department

All developments are run through the Real Estate Department. No commercial or residential projects are built in the district without the go signal from this office. For residential construction, fees are pegged at $3.48 per square foot. However, for spaces that are less than 499 square feet, the developer fees are waived.

For commercial or industrial projects, developer fees are pegged at $0.56 per square foot of covered space.

Real Estate Market

The district spans across 208 square miles, bordered by several neighborhoods. To the north, you have Mira Mesa and Scripps Ranch. To the south you have Paradise Hills, Bay Terraces, and Logan Heights. You go to the east and you will find yourself in Lake Murray and San Carlos. Finally, to the west are the coastal areas of La Jolla and Point Loma.

Each neighborhood school is constantly monitored for total student population. The neighborhoods are strictly monitored for overcrowding.

By its very purpose, the San Diego Unified School District has a very robust real estate market. Families buy a house here or rent so they can be near the schools of their kids, and save money and time on the commute.

Whether justified or not, the houses here command a higher price. You would be hard-pressed to find homes in the three-bedroom, two baths, and yard space in the $250K range. With the right realtor, this is certainly doable. But you can also expect to be living in the district outskirts with that price range, and probably not a detached home either. The typical homes here cost upwards of $350K.
